In summary, our fees are:

If you’re selling your home:

1% + VAT (1.2% VAT included) of the agreed sell price of your home – this fee includes the cost of photography, floor plan and EPC certificate.

What services do you offer?

The costs that we will charge you will be dependent on the service that you require:

1. Letting only service | £360 (VAT included)
2. Rent collection (including the letting service) | 7.2% (VAT included)
3. Full management service | 9.6% (VAT included)

What does each service involve?

1. Letting Service

• Agree the market rent
• Advise on the preparation for the letting of the property
• Prepare the property details and erect the board
• Full marketing and advertising on relevant property portals
• Introduce Tenant(s)
• Carry out accompanied viewings
• Negotiate terms of the tenancy
• Take up references with an independent referencing company
• Prepare the Tenancy Agreement
• Collect initial month’s rent and hold deposit in our Client Account
• Register the deposit with the Deposit Protection Scheme
• Provide Tenant with method of rental payment
• Receive and remit rent received as received
• Deduct commission and any pre-tenancy invoices
• Make any necessary HMRC deduction

2. Rent Collection

In addition to the services provided at 1 above:

• Collect the rent and make payment to the Landlord
• Chase non-payment of rent or any possible shortfalls
• Operate rent arrears process should rent not have been received
• Attend court to gain possession of the property should the tenant fail to pay the rent
• Deduct any pre-tenancy invoices
• Make any HMRC deduction as required
• Prepare regular statements

3. Full Management

In addition to the services provided at 1 and 2 above:

• Arrange Energy Performance Certificate
• Arrange Gas Safety Record, Electrical Installation Condition Report and Portable Appliance Testing
• Arrange pre-tenancy cleaning
• Instruct inventory provider to prepare and check inventory with the Tenant
• Liaise with utility providers
• Undertake inspections on a six-monthly basis and report to the Landlord
• Arrange routine repairs and instruct approved contractors (to a maximum of £500)
• Arrange payment of invoices
• Hold keys throughout the tenancy
• Serve appropriate notices
• Handle the return of deposits and any disputes
• Attend court for possession hearings if required
• Investigate matters relating to the property
• Provide a property management emergency out of hours service
• Advice on current rent, contract negotiation, amending and updating terms and arranging a further tenancy agreement.
• Agree the check-out date and time with the Tenant
• Unprotect security deposit
